If you listen to the media, you wouldn’t go anywhere near real estate right now. Fact is the mainstream media knows little about real estate investing. As investors, it’s not like we’re buying at full retail prices, then trying to resell at full retail prices. The fact is, if you buy at anywhere near retail prices (in any market), your investing career will be short lived. Most of us have heard that the time to invest is when others are doing the opposite, and real estate is no different. Timing is everything.
Even the most highly respected minds in real estate that share detailed data on the health of the market are off the mark in some cases. Their data and information is always way too broad to be meaningful to an investor. Everyone knows that real estate is ‘local’, yet their data is always national or best case scenario, at the state or regional level. In any market, there are good and bad neighborhoods, sometimes within a mile of each other. Nobody other than local real estate professionals and investors understand this, or ever will. Further, all markets, “good” and “bad” can be good investments.
Here’s the reality: I don’t care what happens in the marketplace, it’s always a good time to buy if you buy at the right prices. You could probably make a killing on buggy whips right now if you buy them at the right prices (though I’m not suggesting you do this!). Truly, there’s been no better time to buy real estate in my lifetime than now, with the underlying assumption that it was purchased at the right price. For those that fail, they often didn’t buy right, it’s as simple as that.
