There’s some sex appeal to investing in real estate, but also a lot of carnage of real estate investors that tried investing, but failed or never got out of the gate. The real estate investment business is, generally speaking, not as easy as most would lead you to believe. Many gurus and training programs have led would be investors to think that real estate investing is an easy business…but nothing is as simple as they lead you to believe. First off, many treat real estate investing more like a hobby than a business. This alone pretty much enables a half-hearted approach…opening the door wide for failure. Simply put, if not treated like a business and resourced properly, success is nearly impossible.
Perhaps many believe it’s each because there seems to be an unlimited supply of real estate around us. Maybe others would think that gold mining was easy if they drove past hundreds of mines and miners on the way to work each day. The media also influences us by leading us to believe that with the downturn in the real estate market, there must be opportunities everywhere. Challenge is, financially distressed sellers of real estate, REO’s, foreclosures, short-sales, etc, do not have enough equity, generally speaking, to sell houses at a discount. Real estate is like all other investments…in order to be successful, you must buy low and sell high.
There are opportunities to invest in real estate all around us. It’s not easy, and not for the faint of heart. Forget about the sex appeal, do your homework, and even if your goals start small, treat it like a business.
